Nicholas is partnering with Wingspan Development on a landmark 59-acre development in Oconomowoc, Wisconsin. Phase I, which will break ground in 2024, will consist of a four-building Innovation and Technology Hub. The 320,000 square feet will offer showrooms, conference space, offices, and ample warehouse space for research and development, and light manufacturing companies.

Phase II will consist of 162 residential units across five, three-story garden apartment buildings in a neo-farmhouse style. These buildings will be paired with ground level retail to create the Town Center that the City of Oconomowoc has envisioned in this area for decades. Units will feature high-end finishes and the community will feature a resort-style pool, fitness center, coworking spaces, and a dog park.

Phase III will consist of two food hall buildings around a central al fresco plaza. Phase III will provide a market-style experience with a variety of food vendors, mini-restaurants, and other food-related businesses all operating under the same roof.

Phase IV will consist of two drive-thru buildings and a mixed-use component with first floor retail and office space above.
