Níche is located on a 1.84 acre site that is a short walk to Tampa’s vibrant riverwalk and the prominent high-rise office towers of downtown Tampa. The site is adjacent to the University of Tampa in the North Hyde Park neighborhood.

Of the 251 units, 117 are fewer than 500 square feet, creating an attainable rent level for young professionals who desire to live alone in a prime location. These thoughtfully designed spaces also include 85 Ori transformable-unit apartments. These innovative units contain robotic furniture that can convert the living room area into an office space, bedroom, or walk-in closet using one’s phone or Alexa.

The development is Texas-wrap construction with two interior courtyards. A rooftop amenity deck provides a resort-style pool and cabanas with panoramic views of the city, both an indoor fitness area and outdoor yoga terrace, gaming lounge, and coworking spaces. Additional amenities throughout the development include a pet spa, dog park, community kitchen, golf simulator, outdoor putting green, and grilling hub.
